Is Costa Rica a Safe Place to Buy Real Estate?

One of the first questions many international buyers ask before purchasing property in Costa Rica is: Is Costa Rica a safe place to live and invest?

The honest answer is that, like any country, Costa Rica has areas that are safer than others, and buyers should make decisions based on the specific location and property rather than general assumptions.

Costa Rica continues to attract international buyers because of its lifestyle, natural environment, established expatriate communities and strong demand for certain types of residential and vacation properties.

At the same time, crime is a real consideration. The U.S. Department of State currently advises travelers to exercise increased caution in Costa Rica due to crime.

Is Costa Rica Safe for Foreign Property Buyers?

For many foreigners, Costa Rica can be an excellent place to own a home or investment property.

However, safety should be part of the due diligence process when choosing a property.

Instead of asking only, “Is Costa Rica safe?”, a better question is:

Is this particular location and property appropriate for my lifestyle and security expectations?

Location Matters

Security can vary significantly from one neighborhood to another.

When evaluating a property, consider:

  • The surrounding neighborhood

  • Access to major roads

  • Street lighting

  • Security infrastructure

  • Gated access

  • Private security

  • Proximity to services

  • Whether the property is occupied year-round

  • The surrounding community

For many international buyers, gated residential communities are attractive because they may offer controlled access, private security and established community infrastructure.

What Should Buyers Look for in a Property?

Security should be considered during the property search, not after the purchase.

Depending on the property, buyers may want to evaluate:

Gated Access

Controlled entrances can provide an additional layer of security, particularly in larger residential communities.

Private Security

Some communities have security personnel, patrols and controlled visitor access.

Perimeter Security

Walls, gates, fencing, lighting and properly secured doors and windows can all contribute to a property’s security.

Location Within the Community

Even within a gated community, the location of a home can matter. Buyers should consider proximity to entrances, roads, neighboring properties and areas with regular activity.

Property Management

For owners who live abroad or use their property as a vacation home, professional property management can be particularly valuable.

A property that sits empty for extended periods requires a different security strategy than a home occupied year-round.

Is Buying in a Gated Community Safer?

A gated community can provide additional security features, but gated does not mean risk-free.

Buyers should evaluate the actual security measures rather than simply relying on the word “gated.”

Ask about:

  • Security personnel

  • Access control

  • Visitor procedures

  • Security cameras

  • Patrols

  • Emergency procedures

  • Community rules

  • Maintenance of perimeter security

These details can vary significantly between communities.

What About Luxury Properties?

Luxury properties require particular attention to security because the property itself may attract unwanted attention.

Features such as controlled access, professional security, privacy, good lighting and responsible property management can be especially important for high-value homes.

The objective is not to create a fortress, but to combine security with a comfortable lifestyle.

What About Buying a Property as an Investment?

If you are purchasing a property as a vacation rental or investment, security can also affect the property’s performance.

Guests tend to value:

  • Safe neighborhoods

  • Secure parking

  • Controlled access

  • Reliable locks and doors

  • Good lighting

  • Professional management

Security can therefore be both a lifestyle consideration and an investment consideration.

Do Your Own Due Diligence

Before purchasing, visit the area at different times of day and, when possible, speak with residents who actually live there.

Your real estate professional can provide information about the area, but buyers should also form their own opinion about whether the location meets their expectations.

Legal due diligence is equally important. Security is only one part of the process of evaluating a property.

Final Thoughts

So, is Costa Rica a safe place to buy real estate?

It can be, but the answer depends on where you buy and how carefully you evaluate the property.

Costa Rica is not a country without crime, and no responsible real estate professional should promise that a particular property is completely risk-free.

Instead, international buyers should look for the right combination of location, community, security measures, property characteristics and professional management.

The goal is not simply to find a beautiful property. It is to find a property where you feel comfortable living, investing and enjoying your time in Costa Rica.

As a Costa Rican real estate professional and attorney, I believe that helping a buyer choose the right property means looking beyond the house itself and understanding the community and the legal and practical considerations surrounding the purchase.

This article provides general information and does not constitute a guarantee of safety or security. Buyers should independently evaluate a property’s location and security and seek appropriate professional advice before purchasing.
